Management of Residential, 1-4 units

Q: Where does RPM Manage property:

A: Real Property Management manages properties in Orange County. Specifically in Huntington Beach, Anaheim, Irvine, and surrounding areas.

Q: What determines the rent for my property?

A: Ultimately the rental market. We will make a rent recommendation to you based on our market analysis of your property and the current market conditions.  You will determine the final rent prior to advertising the property.

Q: Who pays for the marketing of my property?

A: We pay for all signage and labor costs related to marketing your property for rent.  We will also place your property on our website and over 10 of the highest traffic websites for rental properties.  If the owner wants additional advertising the owner pays for the cost of advertising the available property on the Internet or in local periodicals.

Q: If I want to do additional advertising to help my property rent quickly, what are my options?

A: We are able to list your property on the MLS but in order to do so you must offer a commision to the showing agent. Typically the commision is around $300 to $500 to incentivise realtors to show their clients your property. We can also place newspaper advertisements, but experience has shown that internet marketing is more effective.

Q: What is typically involved in preparing a property to be rented?

A: Generally, you should expect to make the property move-in ready for a tenant, a process we can help you with. Your property will rent quicker and demand a higher rental value if it is in good condition. Cleanliness is very important, we suggest that owners have the property cleaned for the showings and once again before the tenants move in.

Q: How are tenants selected?

A: Our background check is thorough and comprehensive to ensure we select quality tenants.  We carefully screen each prospective tenant application and verify rental history, employment, and obtain a report which includes credit, evictions and criminal history.

Q: Who pays for maintenance and repairs to my property?

A: The costs of maintenance and repairs are paid by the owner, unless the tenant is responsible (ie. clogs, broken windows, stained carpets, etc.).
